BEEST Multi-Purpose Primer Gray 1 Gal — Water-Based, High-Adhesion Bonding Primer

BEEST Multi-Purpose Primer Gray is a water-based, ultra-low-odor bonding primer that prepares wood, concrete, metal, and roofing substrates for long-lasting liquid rubber and sealant systems.

This high-adhesion primer is formulated to improve surface contact, reduce peeling and blistering, and speed up project timelines by creating a consistent, porous-ready base for BEEST coatings and many other sealants. It goes on easily with a brush, roller, or compatible spray system, dries fast, and cleans up with water. One gallon covers up to 250 sq ft depending on surface porosity and application method.

How does this primer improve adhesion on different surfaces?

The primer is engineered to penetrate and bond with a variety of substrates — from porous concrete and bare wood to non-porous metals and TPO roofing. By creating a uniform bonding layer, it helps topcoats form a stronger mechanical and chemical connection to the substrate, reducing delamination risk.

• Formulation enhances adhesion to concrete, wood, metal, EPDM and TPO.
• Works as a bridge between old, marginal surfaces and new liquid rubber coats.
• Reduces the chance of blistering and peeling over time.

What is the recommended application process and coverage?

Apply to clean, dry surfaces free of loose material, oil, and mildew. Use a high-quality brush or roller for best control, or a spray system with appropriate nozzles; allow 1–2 coats as needed and apply the topcoat within 24 hours for optimal adhesion.

• Coverage: up to 250 sq ft per gallon on typical surfaces.
• Application methods: brush, roller, or compatible spray system.
• Dry time: quick-setting; topcoat recommended within 24 hours.

Is the primer safe and easy to work with on residential projects?

Yes — the BEEST primer is water-based with very low odor, making it suitable for projects where ventilation or occupant comfort is a concern. It cleans up with soap and water, so there’s no need for harsh solvents during cleanup.

• Ultra-low odor and environmentally friendlier than solvent-based primers.
• Safe for use around pets and people when used per instructions.
• Simple cleanup with household soap and water.

Which substrates and jobs benefit most from this primer?

This primer excels as a preparatory coat for decks, patios, basements, planters, RV roofs, pond landscaping, and any surface scheduled to receive BEEST liquid rubber or other elastomeric sealants. It stabilizes surfaces and extends the life of your topcoat.

• Ideal for concrete, wood, masonry, metal, EPDM and TPO roofing.
• Recommended before applying liquid rubber deck and roof coatings.
• Works well on both renovation and new-build surfaces.

Who is this for: Homeowners, contractors, and DIYers who need a dependable primer to improve bond strength and extend the life of elastomeric coatings will benefit from BEEST Multi-Purpose Primer. It’s especially useful when working on exterior decks, roofs, concrete floors, and other surfaces that require long-lasting sealant adhesion. BEEST products are made in the USA and backed by customer support for sizing or application questions, making this primer a practical choice for professional jobs and weekend projects alike.
